Entrepreneur needs Professional Web Site

The web site that I need to have done is from what I read in web site design is pretty basic html. I am in Real Estate/Mortgage so basically what I need is a LEAD generating web site. I just need a little flash but nothing to heavy in flash. I have bought a web template and content is ready to be inserted into the template. I still haven't decided a host but I am leaning towards lunar pages since I did like their overall presentation. I am somewhat a novice when it comes to web site database.

My budget is $20 an hour. But since I don’t need someone to design my site from scratch it should be a quick task from what my friends have told me. Please don’t be confused that I am looking for a one time business deal. I am looking to build a business relationship in where in turn is going to lead to more web design projects. I have outline of the website that I want so pretty much everything is ready to go. I even have a corporate identity and the logos.

Again I need someone who I am going to be able to talk to over the phone and not through IRC clients or emails. I am looking to build a business relationship so that I can offer all my networks contacts a web site so that I can earn their business. Of course I want to be able to manage the websites so I can build and earn their business. I need someone who is going to be available to answer my questions and listen to my input. You should have no problem finding a suitable developer in your local area. These boards do not entertain work requests I am afraid.

I could care less if somebody posts a job offer here. The reason we got rid of the jobs section was because there were not enough offers to justify a forum just for that.

Now they can post here and I have no problem with it...
