I will probably be doing a website for a real estate agent soon. It's going to need to be updated at least 5 times a month (she usually sells 5-6 homes per month). As far as the actual layout goes, i won't do anything fancy - just a clean, professional, typical-blue-and-white site. I checked out some real estate sites for a bit, and most of them suck. Even the Century 21 site...anyway, my guess is it will turn out looking quite nice judging by the ideas i have floating around in my head.

How should i charge (monthly, one-time)? How much should i charge?

Nos.

This has been discussed many times before, do some searching on the forum to find the old threads. There are a few "formulas" out there, but a lot of times it's just what you think you are worth, and what you think the person will pay.

I would personally do a one-time fee, plus a monthly hosting fee. If you are updating the site each month, I'd put her on a retainer, like a certain flat amount per month for 10 updates or something. Or you could set her up with a script to do it herself. There are a couple of Realtor-related scripts on www.hotscripts.com that would let her update it herself.

We can't really tell you an exact amount to charge because we don't know your skills, or the client. Plus it's illegal to talk about specific pricing amounts between competitors, so we have to just stick to general guidelines.
